Anti-Money Laundering Procedures:

All Property deal sourcers and estate agents have a legal obligation to comply with anti-money laundering (AML) regulations and implement robust onboarding procedures to prevent the misuse of their services for money laundering or other illicit activities. Here’s an explanation of how we  typically handle AML procedures during the onboarding process:

  1. Verification of Identity: The first step in AML onboarding is to verify the identity of the client. We will request certain identification documents from the client, such as a valid passport or driver’s license. These documents are used to establish the client’s identity and ensure they are not using false identities or aliases.
  2. Proof of Address: In addition to identity verification, we will require proof of the client’s residential address. This can be in the form of recent utility bills, bank statements, or government-issued documents that clearly display the client’s name and address.
  3. Enhanced Due Diligence: In some cases, if the client is considered higher risk due to factors such as their country of residence, occupation, or involvement in politically exposed positions, we may conduct enhanced due diligence. This involves conducting additional checks and gathering more information to mitigate potential risks.
  4. Source of Funds and Wealth: As part of AML procedures, we may request information regarding the client’s source of funds and wealth. This is to ensure that the client’s financial resources are legitimate and not derived from illegal activities. The client may be required to provide documentation or explanations regarding the origin of their funds.
  5. Ongoing Monitoring: AML procedures extend beyond the initial onboarding process. Premium Property Direct Ltd typically implement ongoing monitoring of client transactions and activities to identify any suspicious behavior or red flags. This includes regularly reviewing client information, conducting periodic checks, and staying vigilant for any unusual patterns or activities.
  6. Record Keeping: We are required to maintain comprehensive records of our AML procedures, including client identification documents, communication records, and transaction details. These records serve as evidence of compliance and can be provided to regulatory authorities when requested.
  7. Staff Training and Compliance: To ensure effective AML procedures, we provide training to our staff members on AML regulations, identification techniques, and reporting obligations. This helps maintain a culture of compliance and ensures that all employees are aware of their responsibilities in preventing money laundering activities.

At Premium Property Direct Ltd, we stay updated on the relevant laws and regulations governing AML practices and make necessary adjustments to our procedures as required.

By implementing stringent AML procedures during the onboarding process, we aim to protect themselves, our clients, and the financial system from the risks associated with money laundering and illicit activities.
